What you are actually buying

This is a farmhouse plot inside a managed township, not a ready villa. You buy the land parcel (1,250 sq yd in Phase 1) and can build your farmhouse on it later, or hold the plot as land. The township carries the shared parts: a grand entry, wide internal roads, water and power lines, street lighting, security, landscaping and a large central resort zone with a lake, waterfalls, a club and a hotel-style block.

The brochure also shows 1 BHK luxury cottages inside the 5-acre resort area. So the project mixes private farmhouse plots with a resort core, which is what gives it the ”own a home, live like a resort” pitch. If you have looked at other farmhouse options around Delhi NCR, this one sits in the newer ”managed community” category rather than a stand-alone farm.
